Design/Build Collaboration

AerasTech designers work as a team with our cleanroom construction personnel to deliver a cost-effective project, while maximizing performance, value and constructability. The greatest client value is delivered when AerasTech is brought onto the team at the inception of the project. This allows the AerasTech professionals the key factors that impact the infrastructure design of the host building surrounding the clean space. This early design integration ultimately saves design “soft costs”, expedites schedule, and eliminates a duplication of services.

AerasTech Utilizes Good Engineering Practices (GEP)

GEPs are a combination of standards, specifications, codes, regulatory and industrial guidelines as well as accepted engineering and design methods intended to design, construct, operate and maintain pharmaceutical, biotechnology or other high tech cleanroom facilities, taking into account not only regulatory compliance but also safety, economics, environmental protection and operability. Standards and specifications are provided by recognized sources such as established engineering and architectural professional organizations. Codes are provided by local, state, or federal jurisdictions and/or insurance companies (i.e. FM Global). Guidelines are issued by professional societies, industrial organizations, or regulatory agencies. Engineering design methods have been established throughout the engineering educational system and are followed closely by AerasTech design professionals.

Design-Build Approach to Project Execution

Engineering / Pre-Construction Phase

  • AerasTech becomes an extension of the project’s design team, serving to integrate the modular architectural details according to the client's master plan.
  • The goal of this phase is to integrate without duplicating efforts.
  • Potential gaps in responsibility are addressed early in the pre-construction phase to eliminate the risk that develops during construction.
  • AerasTech helps the project team to maximize the aseptic details of the modular system.
  • AerasTech focuses the team on the integration between the architectural finishes and the other project disciplines. 3D modeling is utilized for coordination of structural tie-in details, HVAC layouts and connections to integrated modular airwalls, electrical services, process equipment interface details, and process utility distribution within the modular facility.
  • Focus is maintained during the engineering phase on the construction strategy to ensure that the facility being represented on the drawings can be built in a cost-effective, high quality, and safe manner.
  • AerasTech design and construction teams participate in execution planning to address project schedule requirements and rigging paths for late arriving equipment.
  • The deliverables from this phase of the project include detailed shop drawings used for approval, fabrication, and construction.
